What it is
PropertyDNA is a property-intelligence platform that combines provenance, comparable activity, and property attributes into confidence-labeled insights. Geoff McIntosh and Associates uses it to give buyers and sellers value context and risk signals before they act.
Its role
PropertyDNA provides the analytical layer beneath our advice. It does not replace a licensed advisor or a formal appraisal — it informs them.

Limitations & confidence
PropertyDNA outputs are informational estimates that draw on data of varying freshness and completeness. They are not appraisals or guarantees of value. Every output shows its confidence level and last-updated date, and any material decision should be confirmed with a broker-reviewed analysis.

- Is PropertyDNA an appraisal?
- No. PropertyDNA provides an analytical range for informational purposes. A formal appraisal is a separate, certified opinion of value by a licensed appraiser.
- How current is the data?
- Every report displays a last-updated date and a confidence level. When key data is missing, the report says so rather than guessing.
- Can I get a person to review it?
- Yes. You can always request a broker-reviewed analysis, where a licensed advisor adjusts for factors a model cannot see.
